The Rise and Fall of Art House Tacheles

The Art House Tacheles was once the epicenter of Berlin’s alternative art and culture scene. The five-story building, dating back to 1908, became a haven for artists after the fall of the Berlin Wall. However, in 2012, the building was sold to a New York investor, marking the end of an era. Renovations transformed it into a space for apartments, offices, stores, a supermarket, and a Swedish photography museum.

For Oliver Putzbach, a Berlin native, this change symbolizes the broader transformation of the city. Once known for its edgy character and bohemian charm, Berlin is now experiencing rapid economic growth.

Berlin’s Economic Boom

Historically, Berlin lagged behind other German cities due to its division and the costly reunification process. However, in the past decade, the capital’s economy has outpaced the rest of Germany.

In 2023, Berlin’s economy grew by 0.8%, while Germany’s overall economy contracted for the second consecutive year. The city’s economic output per capita has risen above the national average, with figures of 54,607 euros compared to the national 50,819 euros.

Berlin has emerged as Germany’s startup capital, surpassing Munich with around 500 new companies founded annually. Major corporations such as e-commerce giant Zalando and fintech firm N-26 have set up headquarters in Berlin. Tesla’s gigafactory and the new airport, which opened in 2020, have also created thousands of jobs.

Additionally, Berlin remains a top tourism destination, ranking third in Europe behind London and Paris in overnight stays.

Rising Costs and Changing Identity

Berlin’s economic success has come at a price. The city, once a haven for artists and creatives due to low rents and abandoned buildings, is now experiencing rising costs.

Housing prices have surged, with rents increasing by 32% since 2021, compared to the national average of 20%. While still cheaper than Munich, Hamburg, or Frankfurt, Berlin’s once-affordable housing market is tightening. Many residents, including young professionals, now struggle to find affordable accommodations.

Soaring food and drink prices have led to public outcries, including calls for a price cap on doner kebabs. Even Berlin’s legendary nightlife is feeling the squeeze, with clubs like Watergate shutting down and others, such as Berghain and Kitkat, increasing entry fees.

Prices are getting very high, and if you go to Berghain or Kitkat, now it’s not sexy,” said Sergei Egorchenko, a Berlin resident. “Now it’s like commercial sexy.”

The Struggle for Affordability

Egorchenko, a cloud engineer, and his partner, Claudia Marti, a cancer researcher, rent a 70-square-meter apartment in Mitte for 1,800 euros per month. To afford it, they sublet one of the rooms. Berlin’s competitive housing market makes it difficult for many to find reasonably priced housing.

Historically, Berlin’s wages were lower due to the dominance of public sector jobs after reunification. While the city has seen an influx of private capital and foreign professionals, wages have not fully caught up. Berlin’s unemployment rate remains high at 9.7%, compared to the national average of 6.0%. Gross average monthly earnings in Berlin are 4,634 euros, lower than in cities like Munich and Frankfurt.

Berlin’s Evolution: A New Identity

Despite the challenges, Berlin continues to evolve. The city has transformed from a government seat into an economically strong center. While longtime residents lament the loss of its underground, subversive identity, newcomers still see Berlin as a vibrant and open city.

Street events such as Love Parade and Rave the Planet maintain Berlin’s reputation for inclusivity and creative expression. As Egorchenko puts it, “Some places are losing sexiness, but in general, Berlin is still sexy, it’s still cool, it’s still like… wow.”
